Most mortgage applications take two to four weeks from full application to mortgage offer, and the whole purchase usually takes three to four months from offer accepted to completion. A mortgage offer typically lasts three to six months, and some lenders give longer for new builds.
01The stages and typical timings
| Stage | Typical time |
|---|---|
| Agreement in principle | Same day to 48 hours |
| Full application and documents | A few days |
| Underwriting and valuation | One to three weeks |
| Mortgage offer issued | Two to four weeks after application |
| Legal work to exchange | Six to twelve weeks |
| Exchange to completion | Often one to four weeks |
Complex income, such as self-employment, overseas income, bonuses or RSUs, can add time at underwriting. The right lender and a well-prepared case make the biggest difference.
02How long does a mortgage offer last?
Most offers are valid for three to six months. For new builds, where completion can be a year or more after exchange, some lenders offer longer validity or extensions. Where completion is far away, we usually secure an agreement in principle first and time the full application so the offer does not expire, while arranging protection in the meantime.
03How to avoid delays
- Have documents ready: three months' payslips and bank statements, ID, proof of address and deposit, and two years of accounts or tax calculations if self-employed.
- Explain anything unusual upfront: large deposits into your account, gifts or recent job changes.
- Choose your solicitor early and check they are on the lender's panel.
- Respond quickly to underwriter questions. A one-day reply can save a week.

How long is an agreement in principle valid?
Usually 30 to 90 days, depending on the lender. It is not a guaranteed offer.
Can a mortgage offer be extended?

Does an agreement in principle affect my credit score?
Many lenders use a soft search that other lenders cannot see. Some use a hard search, so it is worth asking first.
